Prudden Perspective

Our newsletter is getting a facelift.1
We love a great masonry façade and crown moulding as much as anyone. We can talk interest rates all day. And in real estate, we know that our homes shape our lives, arguably more than almost anything else. But we also know that the best parts of life rarely fit neatly into a listing sheet.
The Prudden Perspective is our new weekly look at noteworthy homes, market observations, new openings, fabulous design, and whatever else has our attention at the moment.
Think of it as our notes on living well and what we think is worth knowing, the Prudden way.

New to Market

Residence 3204
Thirty-two floors up, Residence 3204 is filled with light and natural texture. Floor-to-ceiling glass draws the eye down Washington Avenue and over the Warehouse District, and a kitchen wrapped in white oak grounds the home in something warm and tactile. The real delight is in the details — a home full of hidden gems, down to a peekaboo window set inside the custom-built closet. With the dining, wellness, and five-star service of the Four Seasons just downstairs, every day comes with a little hotel magic.

We’re keeping our eye on Minneapolis proper this week, with three notable additions to the city’s dining scene.

Saffron
Chef Sameh Wadi’s celebrated Saffron has returned after nearly a decade, this time in the former Young Joni space in Northeast Minneapolis. The new chapter explores cooking through live fire, regional spices, and thoughtful connections to Minnesota ingredients.

Lonely’s Bar
Lonely’s brings new life to the former Pracna on Main space in the heart of St. Anthony Main, inside a riverfront building dating back to 1890. Original brick, stained glass, chandeliers, and old photographs give it the feeling of a bar that has been there for decades, while thoughtful updates keep it firmly in the present. It’s nostalgic without feeling themed, and already feels comfortably at home along one of the city’s most beautiful and historic stretches.
Company Bar
Formerly Petite León, Company Bar brings a more relaxed neighborhood feel to its Kingfield address. Expect unfussy cocktails, approachable plates, and the return of the beloved León burger. Polished but not precious, this is definitely on our list of must-tries.

Bathhouse
Hailing from New York, Bathhouse broke ground this week in Minneapolis. The social wellness concept is planning a major North Loop location with hot and cold pools, saunas, steam rooms, massage treatments, and a heated rooftop pool designed to stay open through winter.
At roughly 45,000 square feet, it’s a significant addition to the neighborhood and another sign that wellness is becoming a big part of how we think about city living. Opening is currently anticipated in 2027.
Events & Happenings

Paris Couture at Mia
Opening October 4, Paris Couture brings more than 80 haute couture masterpieces from the Palais Galliera to the Minneapolis Institute of Art. Dior, Balenciaga, Schiaparelli, Grès, and other defining names are represented in an exhibition that treats couture as both craftsmanship and art. On view through January 17, 2027.

Twin Cities Marathon
From October 2 through 4, runners, spectators, and enthusiastic sign-makers will take over the streets for one of the city’s best fall weekends. The marathon begins Sunday morning in downtown Minneapolis before circling the lakes, crossing the Mississippi, and finishing at the State Capitol.
* Plan ahead: expect road closures across downtown Minneapolis, the parkways, and the State Capitol area October 2–5.
Owámni: Falling Water Festival
On October 10 from 11 a.m. to 4 p.m., Mill Ruins Park hosts this free celebration of Indigenous Minnesota cultures. Set beside the Mississippi at St. Anthony Falls, the afternoon brings together music, art, food, and community in one of the city’s most historically significant places.
Market Minute
The cross currents continue, and the consumer is caught in between.
The 10-year Treasury yield ended Q3 at 5.29%, surging 87 basis points — its largest quarterly increase in more than three decades. While the S&P 500 is a stone’s throw from all-time highs, the Consumer Confidence Index, released Wednesday, hit its lowest level since early 2014 as Americans feel pressure from prices, jobs, and borrowing costs.

If you’re still here…
Did someone say weekend?
Until next Saturday,
